Site assessment

We walk the common areas with the manager or committee contact, note the plantings, access, bin areas and problem spots, and agree what good looks like for the property.

Written scope and pricing

You receive a clear scope: what's included each visit, what's seasonal, what's excluded, and the per-visit cost. No vague 'general maintenance' line items.

Scheduled maintenance

Visits run on a fixed cycle — usually fortnightly through the growing season and monthly through winter — so residents and managers know when the property gets serviced.

Reporting and invoicing

Itemised invoices suited to strata approval, plus photo updates on larger works so the committee can see what was done without attending site.

Strata maintenance questions

How often should strata gardens be maintained?

Most North Shore strata properties sit on a fortnightly cycle from September through to April, then move to monthly over the cooler months. Buildings with large lawn areas or street-facing hedges often stay fortnightly year round to keep presentation consistent.

Do you provide a written scope of work?

Yes. Every strata property gets a written scope after the site assessment covering the per-visit tasks, the seasonal tasks and anything excluded, so there's no ambiguity at invoice time.

Are you insured for work on common property?

Yes. To The Max Lawns holds public liability insurance and a Certificate of Currency is available on request before any work begins.

Can you invoice the strata manager directly?

Yes. Invoices are itemised and issued to the managing agent or committee on the agreed cycle, with clear references so they can be approved without back-and-forth.

What happens if extra work is needed outside the scope?

We quote it separately before doing anything. Additional work — a full hedge reset, mulch across all beds, turf repair — is approved in writing first, never added to an invoice as a surprise.
